Privacy Policy

We process your document to generate your analysis, and then we delete it. We don't store your Closing Disclosure, your name, or anything about you. There are no accounts and no data sold to anyone. We do not set first-party tracking cookies, though some third-party analytics services we use may set their own cookies as described in Section 3.

1. What We Collect

What we collect:

  • Your Closing Disclosure PDF — received over HTTPS, processed in memory only, never written to persistent storage or database.
  • IP addresses — recorded temporarily (up to 10 minutes) in our rate limiter to prevent abuse. Not linked to your identity or document.
  • Anonymous usage events — which features are used, which tier is selected, whether an analysis completes. No personal information or document content is attached to these events.
  • Page view analytics — standard traffic data (pages visited, referrer, browser type) collected by Vercel Analytics and Google Analytics. Google Analytics uses cookies to distinguish unique visitors; see Section 3 for details and opt-out options.

What we do not collect:

  • Your name, address, Social Security number, or any personally identifiable information from your document
  • Account credentials — there are no accounts
  • Payment card details — these are handled entirely by Lemon Squeezy
  • First-party persistent tracking cookies set by us

2. How Your Document Is Processed

Your document moves through the following steps, entirely in memory:

    Secure upload

    Your PDF is transmitted over HTTPS. It is never written to any persistent storage or database at any point.

  2. 2

    Text extraction

    Text is extracted from the PDF in memory using a server-side parser. The original PDF buffer is then discarded.

  3. 3

    PII stripping

    Before any data is sent for analysis, our system automatically removes personally identifiable information — names, Social Security numbers, addresses, phone numbers, and other labeled fields — leaving only fee names, dollar amounts, and loan terms.

  4. 4

    Fee analysis

    The anonymized fee data is sent to Anthropic's secure commercial API for processing. No personal information is included in this request.

  5. 5

    Results returned and deleted

    Your analysis results are returned directly to your browser. No data from your document — original or processed — is retained on our servers after the response is sent.

3. Third-Party Services

Anthropic (Fee Analysis)

Your anonymized fee data is processed by Anthropic's commercial API. We send only anonymized fee amounts and loan terms — no personal information. Under Anthropic's current API usage policies, customer data submitted via the commercial API is not used to train their models. Your data is not stored or retained by Anthropic beyond the scope of processing your request. See Anthropic's Privacy Policy.

Lemon Squeezy (Payment Processing)

Payments are handled entirely by Lemon Squeezy. Fair Closing Check never sees or stores your payment card details. Lemon Squeezy collects only the information necessary to process your transaction. See Lemon Squeezy's Privacy Policy.

Vercel (Hosting & Analytics)

The service is hosted on Vercel. Vercel Analytics collects anonymous page-view data (pages visited, referrer, country, browser type) with no cookies and no cross-site tracking. Vercel processes traffic data as part of normal hosting operations. See Vercel's Privacy Policy.

Google Analytics

We use Google Analytics to understand aggregate usage patterns (pages visited, session duration, traffic sources). Google Analytics sets cookies to distinguish unique visitors. No personally identifiable information is sent to Google. You can opt out using the Google Analytics Opt-out Browser Add-on. See Google's Privacy Policy.

Upstash Redis (Rate Limiting & Event Analytics)

We use Upstash Redis to enforce rate limits (IP addresses are stored for up to 10 minutes to prevent abuse) and to log anonymous usage events (feature usage, tier selections). No personal information or document content is stored in Redis. See Upstash's Privacy Policy.

4. Security

We use HTTPS for all data transmission. Your document is processed in memory and never written to persistent storage. Because we retain no data after your session ends, there is nothing on our infrastructure to breach or expose.

Your analysis results are temporarily stored in your browser's sessionStorage for up to 2 hours so you can review them without re-uploading. sessionStorage exists only on your device, is cleared automatically when you close the tab, and is never transmitted back to our servers.

5. Data Retention

We retain nothing server-side. Your uploaded document is not stored on any server. Your analysis results are not saved server-side. Once your browser session ends, no record of your document or analysis exists on our infrastructure.

6. Data Sharing

We do not sell, rent, share, or distribute any user data to any third party, except as described in Section 3 (Anthropic for analysis, Lemon Squeezy for payment). We have no advertising relationships and no data broker arrangements.

7. Children's Privacy

This service is not directed at children under 13. We do not knowingly collect personal information from anyone under 13. Use of this service requires you to be at least 18 years old, consistent with our Terms of Service.

8. California Residents (CCPA)

Under the California Consumer Privacy Act (CCPA), California residents have the right to know what personal information is collected, to request deletion, and to opt out of the sale of personal information.

Because Fair Closing Check does not collect or retain personal information, does not create user profiles, and does not sell data, most CCPA rights are satisfied by our architecture by default. If you have questions or requests, contact us at the address below.

9. Virginia Residents (CDPA)

Under the Virginia Consumer Data Protection Act (CDPA), Virginia residents have rights regarding the collection, use, and deletion of personal data.

Because Fair Closing Check does not collect or retain personal information from users, does not build consumer profiles, and does not sell or share data, the rights established under the CDPA are satisfied by our no-retention architecture by default. 10. Changes to This Policy

If we make material changes to this policy, we will update the "Last updated" date at the top of this page. We encourage you to review this page periodically. Continued use of the service after changes constitutes acceptance of the revised policy.
